You'll also receive a Proposed Marketing Program, which lays out the planned calendar of events in regard to your property. My goal is to keep you informed throughout the sale! Obviously, the most important ingredient to selling your home is the price, but there are four other factors to consider as well, all of which can affect the ultimate selling price. These ingredients go into something I call:
1. LOCATION: We usually cannot move a home! The pricing of property must reflect its location. Remember the favorite phrase of appraisers: Location... Location...Location! 2. CONDITION: The upkeep and presentation of your property is crucial to obtain the highest value for your home in any given market at any given time. The pricing of your property must reflect its condition. 3. PRICE: Price is the number one factor in the sale of a home. A property is worth what a buyer is willing to pay to a seller to gain ownership of it. Property values are established by recent sales of comparable properties. No matter how compelling the reason, property values are not based upon what a seller needs. Price must be in direct relationship to the other 4 ingredients and it's the most important of all! 4. TERMS: The more terms are available on your property, the more potential purchasers are reached. The pricing of property must reflect the kinds of terms available to purchase it. 5. THE MARKET: Interest rates, competition and the economy all make up and influence the state of the Market. The pricing of property must reflect the current status of the Market. When all the above ingredients are in agreement... we have a sale! If just one of them is out of line, it will take a longer time to sell, and... the more ingredients there are out of line...the longer it will take before the sale of your property takes place. |
